1. We will notify you by way of email of any new listings that are brought through my team. Sometimes, these listings are brand new to the market and have not gone through the listing process. What I mean by this is that sometimes listings before being consummated in the M.L.S. are still available for sale but not widely advertised to all other firms and agencies. Some people call these pocket listings and sometimes they are called listings that just haven’t been processed. We will deliver these listings to you via email as they come up and after every office meeting in which they are discussed. Our office meetings are on Wednesdays at 9am and they are completed at 11am. We will be able to email you these new properties that meet your needs at the conclusion of the office meeting.

2. Our open house tour that we perform as many as eight sellers at a time is a very well attended function. Sometimes we get as many as 150 interested buyers and sellers attending our open house tours! As a member of our “Buyer’s Assistance Club,” you will be emailed notification of each of these tours so that you can attend. However, many times we meet potential sellers at these tours who are considering putting their properties on the market. As a member of our exclusive club, you will see these properties before ANYONE else!

3. Our listing lead generation systems are some of the best in the country. We solicit for sale by owners, expireds, absentee owners, mature people in large homes, newlyweds, properties around recent listings and sales, and many other hot demographic groups known for their propensity for wanting to put their property on the market. We contact these hot demographic groups by way of a smart internet strategy accompanied with search engines, direct mail, telemarketing, networking, and advertising. Because we are personally bringing in more listings than many whole offices in our area, we will be first to the inventory! What this means to you is that you will be shown all new listings and inventory before anyone else as long as you are a member of our exclusive buyer’s club with a signed loyalty agreement.

4. After our needs analysis meeting, all of our buyers agree to their priority target markets. This means that a letter will be composed outlining all of your unique attributes as a buyer. We will mention the qualities of the home that you are looking for, its price range and amenities, and most importantly its area! We will send these customized letters to everyone in the area, who has property tax records, with a home that meet your needs. These letters will be mailed then followed up with to see if any of these potential owners will becomes sellers in the Searching for Your New Home. This gives you yet another level of inventory that no other agent will ever show you!

5. Upon your agreeing to become a member of our “Buyer’s Assistance Club” and acknowledging our loyalty agreement, we will then research the last twenty-four months of expired listings in the local Multiple Listing Service. We will send direct mail and call these people under the confines of all updated “Do Not Call” provisions. We will ask if they are interested in considering re-marketing their property to our loyal buyer. Many of these expired listings are owned by sellers who have become disenchanted with the process. They may be more motivated than the average real estate seller. Therefore, these “off market properties” might be available at wholesale prices to our clients. Once again, another level of inventory that NO ONE ELSE shows you!

6. When you become one of our loyalty agreement signatories, we will then initiate an exhaustive service of our personal company database. It will be directed to the people who have had a previous relationship with our company and who own properties that meet your predetermined needs. Soliciting clients that we have had a previous relationship with are much more willing to consider the needs of our buyers. Sometimes our past clients provide some of the best inventory for our current buyers and once again – it’s another level of inventory that no one else can show you.

7. Your needs will be entered into our “Power Players Database.” The “Power Players” is a very exclusive of the top twenty real estate agents in the area. David Anderton has assembled this group to share information of new buyers and sellers. It works like this: every Thursday, David’s top twenty real estate agents from many different companies in the area submit by way of email their best sellers. These sellers are based upon their motivation to sell and the quality of their home. These sellers are then assembled from all of the real estate agents consolidated back to all the members. Each Friday, we will have a list of the most motivated sellers from the top real estate agents so that you can consider these properties for yourself over the weekend. We find this to be one our most used and valuable services in our Buyer’s Assistance Club.

8. Advertising of “Buyer’s List” – the availability of our buyer’s list is advertised extensively in the area. This gives the opportunity for potential sellers to call David first for their sales needs. These needs are fulfilled when they receive a list of David’s current buyers. This gives David the opportunity to discuss with each potential seller their current needs. At this time, if the properties meet David’s current buyers, an appointment is made for David’s buyers to see these “off market properties.” No other firm or agent spends the amount of time or money to solicit exclusive levels of inventory for their buyer like David Anderton does!

9. Team relationships with his lenders allow his buyers to see into the secret and rare world of REOs, foreclosures, short sales, and delinquencies. These distressed property ownerships are sometimes reported to David from local and national lenders because of David’s reputation of getting these problem ownerships changed to new buyers. This allows David’s buyers the first look at many of the bank owned or distressed bank inventory. Many of these properties can be purchased at bargain prices. When you are interviewing a real estate agent, make sure that their distressed property inventory and systems supporting it is extensive. We do not believe that anyone in this area has an extensive inventory of distressed properties as does David.

10. David Anderton regularly sends direct mail to accountants and attorneys looking for estate type properties — properties owned by what we call “Don’t Wanter” owners who have originally inherited the properties. These properties many times can be purchased at wholesale prices to facilitate the closing of a probate or an estate. David Anderton consistently solicits the people in our town who most often have access to these types of properties.

When I was thinking about what you said I instantly thought of Pilot Hill. It’s a really beautiful country area off the beaten path but not to far out. I remember the prices there dropped a lot. It’s located 25 minutes from the town of Auburn Or Placerville and other nearby small towns. The area has a beautiful river running through the valley.

I found a wonderful property there and I was amazed at how big the property is. It’s offered as a short sale which means it’s priced well because the bank will be taking a loss. It would take 2-6 months to close on the deal because the banks are slow to process paperwork but it looks like a great deal.

Also it turns out the agent is a mutual friend and I already knew who she was!
